Planning the scope.

A damaged chimney top, failing masonry stack and proposed new chimney are different jobs. Start with an assessment of the affected section and the appliance and flue it serves; a photograph alone cannot establish structural soundness.

The proposal should describe what is retained, what is removed or rebuilt, how the new work meets the existing roof and venting system, and which materials are appropriate for the existing masonry. Cleaning, liner work, flashing and finish details should be identified separately.

Construction and substantial alteration may require plans, permits, inspections or another qualified professional. Confirm the actual scope with the city or county authority before work begins, then review access, protection, timeline and estimate.

Common questions

Start with what you know.

Does every cracked chimney need rebuilding?

No. The extent, location and cause of damage matter. Localized repair, partial rebuilding and complete reconstruction have different scopes and should follow an assessment.

Is a chimney rebuild just masonry work?

Not necessarily. The flue, appliance connection, crown, flashing, roof interface and applicable approvals may all be involved. Ask which components the proposal covers.
