Practical Orange County guidance

Three questions
before the next step.

01 / Before using the fireplace

Check the notice for your address.

An Orange County address is not, by itself, permission to burn wood. South Coast AQMD provides a residential no-burn map that accepts an address or ZIP code. Read the current notice when you plan to use the fireplace; do not rely on an old seasonal summary.

Open the current no-burn map
  • Separate today’s air-quality notice from the condition of the chimney and appliance.
  • For a new appliance or conversion, check Rule 445 and local requirements before selecting equipment.

02 / Before changing the system

Start with the right building department.

The county contains 34 incorporated cities as well as unincorporated communities. OC Development Services provides permit services for private property in the unincorporated areas. A property within a city belongs with that city’s building department for jurisdiction questions.

  • Use the property’s jurisdiction, rather than assuming every Orange County project goes through the county.
  • Describe what will change: masonry, flue liner, fireplace, fuel connection or venting. A general label such as “chimney repair” can be too broad for a permit question.

03 / Before choosing the work

Bring the details that change the scope.

A masonry fireplace, a factory-built wood unit and a gas insert need different questions. Start with the appliance you have and the change you have noticed. Where a manufacturer label is accessible, its model and serial number can help locate the correct instructions.

  • Describe whether the concern appears during rain, ignition, normal use or while the fireplace is idle. Include earlier repair and inspection records if you have them.
  • Mention shared-building arrangements, roof-access restrictions and who can authorize the work. Gather photos from a safe, accessible position.

Orange County questions

Know what to ask.

Which Orange County communities does Royalstone serve?

Royalstone serves Orange County, including its 34 incorporated cities and unincorporated communities. The city directory helps you find local guidance. Call to discuss the service scope and appointment availability for your property.

Should I ask my city or Orange County about a chimney permit?

For a property inside an incorporated city, start with that city’s building department. OC Development Services handles building permit services for private property in unincorporated Orange County. Describe the actual proposal, such as a liner change, appliance replacement or masonry alteration, so the correct department can determine the required review.

How do I check whether I can burn wood at my Orange County home today?

Enter your address or ZIP code in the South Coast AQMD residential no-burn map and read the current notice. Check Before You Burn addresses air-quality restrictions; it does not approve the condition of your chimney, a conversion or an installation. Consult the current Rule 445 and the applicable local requirements for questions beyond the live alert.

Does a gas starter make a wood-burning fireplace a gas-only fireplace?

No. A gas starter used to light wood does not make the fireplace exclusively gas fueled. Rule 445 distinguishes dedicated gas equipment from wood-burning devices. Identify the installed appliance and how it is used before assuming a gas-related exception applies.

What should I prepare before discussing chimney work?

Note the fuel, appliance brand and model if available, last known maintenance, and when the symptom happens. Ground-level photos and earlier reports can help explain the concern. For a condo or shared building, mention who controls roof access and whether an HOA or property manager needs to participate. There is no need to climb onto the roof to prepare an inquiry.
